Purpose
Maintenance Manager (for Commercial and Industrial Properties) supervises the maintenance team in performing routine and preventive maintenance on building mechanical equipment, control systems, power distribution systems, and HVAC systems; also safety inspections within the building and grounds
- Knowledge of critical building electrical, plumbing, and mechanical systems. Understanding of blueprints, wire diagrams, and schematic drawings
- Develops and implements a schedule to effectively assign maintenance and repair tasks and use a computerized maintenance management system (CMMS) to track work orders and PM’s. Able to use data analysis to assist to prepare for and prevent future problems and implement measures to minimize breakdowns
- Oversees the installation of new equipment to ensure work is completed according to specifications and established guidelines
- Develop and manage preventive maintenance, repairs, inspection, and identity wear, damaged equipment for project replacement
- Schedules routine Life Safety inspections and testing of systems related to fire alarm and sprinkler, fire pumps, elevators, boilers, emergency lighting, and generators. Maintain documentation in accordance with Federal, State, and local authority and ensure all permits are maintained and posted
- Select and schedule vendors / contractors and outside service providers for specialized repairs, installations, and maintenance projects
- Maintains a inventory of space and replacement parts as required
- Implement and monitor compliance to all established safety procedures and regulations
- Comfortable working in a fast-pace environment
- Contributions to the development of processes and procedures
- Train and coached team members
- Complete annual reviews for team members
- Perform other duties as assigned
