Job Description

To support aspects of HVAC and building maintenance, including but not limited to plumbing, lighting, doors, and flooring for The Buncher Company owned property.

Essential Duties and Responsibilities

  • Based on tenant requests received, prioritizes work orders and directs maintenance employees to address issues. Serves as problem-solver regarding property/tenant issues.
  • Oversees the installation of new units and replacement parts and ensures work is completed according to specifications and established safety guidelines. Repairs all HVAC equipment as needed.
  • Contacts and communicates with contractors regarding necessary services. Reviews all recommendations prior to authorizing repairs.
  • Perform quarterly HVAC preventive maintenance on all equipment not covered with a preventative maintenance contract. This includes, but is not limited to roof top units, unit heaters, entrance heaters, radiant ceiling heat panels, hot water tanks, and hot water pumps.
  • Inspects contracted preventative maintenance work.
  • Perform routine inspection and/or testing of systems related to fire alarm and sprinkler, fire pump, elevators, boilers, emergency lighting, emergency generator. Posts permits appropriately and maintains inspection/test result record-keeping.
  • Performs various building maintenance needs, including but not limited to checking building operations.
  • Maintains security parking access gates as needed.
  • Performs other duties as assigned.

Working Conditions

  • Open environment with a combination of both indoor (average 65%) and outdoor climate (average 35%), depending on construction project/site assigned. Varied exposure to environmental conditions related to the outdoors, including changes in temperature and humidity. Frequently exposed to electrical current, noise, fumes, odors, dust and dirt. Exposed to moving objects and occasionally exposed to heights via ladders, scaffolds, and roofs, as well as confined spaces.
  • While primarily standing or walking, performs medium work, exerting up to 50 lbs. of force occasionally and/or up to 10 lbs. of force frequently to move objects. Uses both non-powered and powered tools.
  • Frequent manual dexterity and multilimb coordination including handling, fingering, reaching, stooping, kneeling, crouching, crawling, turning, bending, and climbing ladders.
  • While working independently or part of a team, performs a variety of routine duties within established policies and procedures or by referral to the supervisor’s guidelines. Work is periodically checked.
  • Related travel to construction projects/sites is primarily local during the business day.


  • Graduation from a trade’s certification or apprenticeship program as an HVAC technician.
  • Valid Pennsylvania driver’s license.
  • Minimum of 5 years of HVAC experience and/or combination of HVAC and building maintenance experience.
  • Basic knowledge of all aspects of building maintenance, to include plumbing, electrical, machine repair, and boilers. Some knowledge of local building and fire codes.
  • Ability to multi-task in fast-paced, quality-results-driven environment.
  • Ability to read and interpret detailed prints, sketches, layouts, specifications.
  • Ability to understand and carry out basic verbal and written correspondence, instructions, rules, policies, graphs, and charts.
  • Able to measure distance, area, volume, and weight using standard tools and formulas.
  • Ability to perform basic arithmetic (addition, subtraction, multiplication, division) and use basic numerical concepts (whole numbers, percentages) to complete job tasks. And can make reasonable estimates of arithmetic results without a calculator.
  • Vision includes acuity near and far, peripheral vision and depth perception.

Brian R. Goetz

Executive Vice President & Assistant Secretary

Brian has worked for The Buncher Company since 1983 in various roles and responsibilities and currently serves as Executive Vice President heading the Real Estate Department and overseeing the Property Management and Construction departments. In addition to managing the day-to-day real estate operations, he is responsible for all real estate transactions and construction projects. He is a graduate of Pennsylvania State University with a Bachelor of Science and Marketing.

He also serves on the Executive Committee and Board of Directors assisting in the overall vision and strategic planning for the Company including real estate development and investment strategies.

He has served as Secretary for the Society of Industrial and Office Realtors Association while also supporting real estate initiatives through the National Association of Industrial and Office Parks. He is a continuing supporter of several local charities including Light of Life Rescue Mission, Variety the Children’s Charity and The Education Partnership.

Brian and his wife Betsy reside in Pine Township and have one son, Evan.

David B. Heaton

President & CEO

As President & CEO of The Buncher Company, David works closely with the Board of Directors to define the company vision and to implement the strategies to ensure the Company follows its Vision, Mission and Values. David leads Buncher’s Executive Committee to manage and improve the portfolio of Industrial, Warehouse, Office, and Hospitality assets throughout the real estate life cycle and to define and evaluate new development and investment opportunities.

Prior to joining The Buncher Company, David was the Chief Operating Officer of Oxford Development Company. David earned a Bachelor of Architectural Engineering degree from Pennsylvania State University.

David serves on the Boards of the United Way of Southwestern Pennsylvania and the American Heart Association of Greater Pittsburgh and is the Chair of the AHA’s Heart of Pittsburgh ’21-’22 campaign. David is an Emeritus Board member of HEARTH and presently chairs the annual Tees & Traps Committee for HEARTH.

David and his wife, Keri, live in Pine Township. They have two children – Connor and Bailey.

Carolyn Duronio

Carolyn Duronio serves as the chief legal officer and secretary for Highmark Health, a $21 billion national, blended health organization that includes one of American’s largest Blue Cross Blue Shield insurers and a growing regional hospital and physician network. Based in Pittsburgh, PA, Highmark Health’s 37,000 employees serve millions of customers nationwide through the nonprofit organization’s affiliated businesses including Highmark Inc., Allegheny Health Network, HM Insurance Group, United Concordia Dental, HM Health Solutions and Helion.

In her current role, Ms. Duronio oversees the legal affairs of the company, manages the legal department, and serves on the company’s leadership team. In addition, she is secretary of the board of directors of Highmark Inc. and Highmark Health.

Prior to joining Highmark Health in 2020, Ms. Duronio practiced her entire career at the global law firm Reed Smith LLP, building a national acclaimed practice supporting tax-exempt organizations. Ms. Duronio has extensive experience representing healthcare organizations.

While in private practice, Ms. Duronio was included in Best Lawyers in America from 2003 through 2020 in the category of Tax Law and was recognized as the Best Lawyers “Lawyer of the Year” in Pittsburgh in 2015 and 2017 for Education Law and Nonprofit/Charities Law, in 2019 for Tax Law and in 2020 for Nonprofit/Charities Law.

Ms. Duronio holds a Bachelor of Arts degree in History and Science from Harvard University where she graduated magna cum laude, a Post Graduate Diploma in Accountancy from the University of Strathclyde (Glasgow Scotland), and a Juris Doctor degree, also magna cum laude, from Harvard Law School.

Current Community Boards include Buhl Foundation Board of Directors, Carnegie Museums of Pittsburgh Board of Trustees, on Board of Directors for Heinz Endowments and Pittsburgh Cultural Trust Vice Chair/Board of Trustees.

H. William Doring

Executive Vice President & Treasurer

As Treasurer, Bill oversees the financial reporting and audit process and is responsible for the tax reporting and compliance of the Company. In addition, he is involved in the development of the financial and tax strategies. He also manages the treasury functions of the company including banking relationships. He serves on the Executive Committee of the Company.

Bill joined the Company in 1983 as Assistant Treasurer after serving five years with the Company’s independent accounting firm. In 1990, he was promoted to Treasurer and elected to the Board of Directors. Bill became Executive Vice President and Treasurer in 1996. He holds a Bachelor of Science degree in Business Administration with a major in Accounting from Robert Morris University, is a Certified Public Accountant in the Commonwealth of Pennsylvania and a member of the American Institute of Certified Public Accountants.

Jane Dixon

Jane Dixon is the President of Mount West Investments, a closely held real estate and private equity investment company. She is responsible for the evaluation of investment opportunities, works closely with the executive management teams, and serves on the board of various portfolio companies.

Prior to her current role, Jane was the Chief Financial Officer and member of the Board of Directors of Iron City Sash & Door Company, one of the nation’s largest distributors of Andersen Windows and other building products with 450 employees and seven distribution facilities. In her 15 years as Chief Financial Officer, she was responsible for the executive supervision of the business including accounting, finance, plant operations, human resources, legal, risk management, information technology, and new business ventures.

Janes was an audit manager with PricewaterhouseCoopers, where she specialized in auditing financial institutions as well as a wide variety of public and private companies in such industries as manufacturing, distribution, and higher education.

Jane has applied her considerable experience in corporate governance and strategic policy to a variety of business and civic interests. Jane is Chairman of the Board of Directors of the National Aviary, and previously served as Treasurer and Chair of the Finance Committee. Jane is also a member of the Board of Directors of the Pittsburgh Civic Light Opera (CLO) and founding member of the CLO Ambassadors. Jane served on the Board of Directors of Ohio Valley General Hospital, where she was Chair of the Audit and Nominating Committees. She previously served on the Board of Regents of LaRoche College and the Board of Directors of Gateway to the Arts.

Jane is the 2019 recipient of the Pennsylvania Principals Association’s Service to Children Award for establishing the Montour Classroom Cupboard, the first district-wide food pantry in Western Pennsylvania.

Jane is a graduate of Grove City College and is a certified public accountant. She has served as an adjunct professor and guest lecturer in the Entrepreneurship Program at Grove City College and is currently a member of the College’s Business Advisory Group.

Mark Bookman was a Founding Partner of the law firm of Lovett Bookman Harmon Marks LLP, after having been a Partner for many years in the Pittsburgh office of Reed Smith. He is now “Of Counsel” at Lovett Bookman and his practice includes tax and estate planning, estate administration, charitable foundations and counseling public and private charities and corporate fiduciaries. He attended Boston University for his undergraduate education and graduated from Duke University School of Law.

Mark is involved in civic and community activities and has served on several charitable Boards of Directors, a few of which are the American Respiratory Alliance of Western Pennsylvania, the Visiting Nurse Association, the Myasthenia Gravis Association and the Eco-Logic Development Fund.

Mark and his wife, Marsha, reside in the Strip District of Pittsburgh.

Thomas B. Grealish

As president of Henderson Brothers, Tom manages virtually all the firm’s business activities and leads the company’s Management Team. He is responsible for all day-to-day operations and the execution of the company’s strategic plan. He also maintains contact with insurance carrier executives and is active in the field, accompanying producers and account executives when visiting clients.

Mr. Grealish is a graduate of Duquesne University with a B.S. in Business Finance and holds an Insurance Industry certification. He is President of the Mario Lemieux Foundation and Chairman of the Mario Lemieux Celebrity Golf Invitational, and is on the board of directors of the Pittsburgh Penguins, Duquesne University, the Pittsburgh Downtown Partnership, as well as a council member of UPCI.
