Ground Lease

Ground lease, commonly referred to as a land lease, is simply the lease of a parcel of land on which a tenant may construct its own facility in accordance with local laws and regulations.

It separates ownership of the land from ownership of the building and improvements constructed on the land. The Buncher Company offers this option as it can be advantageous to developers or tenants to construct a building on land owned by The Buncher Company.

The most significant advantage is that a ground lease provides access to prime land that otherwise could not be purchased. An additional bonus is the developer or tenant does not need upfront cash to purchase the land. This lowers the upfront equity required in an investment, freeing up cash for other operational needs and improving the return on investment for the tenant.
