Sale leaseback enables an owner to sell its property to The Buncher Company and then lease it back. Often, the terms of the sale leaseback provide an option for the tenant to repurchase the property. In leasing-back the property, the client can continue business as usual while improving their financial position.
A sale leaseback arrangement can be a good option when a property owner needs access to cash, or wants to divest from a property but maintain their existing operation on the site. This option allows the property owner to reinvest the equity in their property back into their business.
Ground lease, commonly referred to as a land lease, is simply the lease of a parcel of land on which a tenant may construct its own facility in accordance with local ordinances and regulations. A ground lease separates ownership of the land from ownership of the building and improvements constructed on the land. The Buncher Company offers this option as it can be advantageous to developers or tenants to construct a building on land owned by The Buncher Company.
The most significant advantage is that a ground lease offers access to prime land that otherwise could not be purchased. An additional bonus is the developer or tenant does not need upfront equity to purchase the land.
This lowers the upfront financial commitment required in an investment, freeing up cash for other operational needs and improving the return on investment for the tenant.
