Ground lease, commonly referred to as a land lease, is simply the lease of a parcel of land on which a tenant may construct its own facility in accordance with local ordinances and regulations. A ground lease separates ownership of the land from ownership of the building and improvements constructed on the land. The most significant advantage is that a ground lease offers access to prime land that otherwise could not be purchased. An additional bonus is the developer or tenant does not need upfront equity to purchase the land.
